The Hidden Pines Cooperative Story...

Pines Mobile Home Park opened in the early 1970s and has grown up over the years into a 15-site, resident-owned, manufactured home community. But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2010. That's when, with the help of the NH Community Loan Fund and ROC USA, LLC, we formed Hidden Pines Cooperative that would, on June 1, 2010, purchase and take control of our community.
Now, the Hidden Pines Cooperative is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our member households elect our board of directors which, with the help of member volunteers, implements special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. We're running the business that is Hidden Pines Cooperative on our terms, by our rules, for the betterment of ourselves and our neighbors.

And Hidden Pines couldn't be better situated. Newport is a charming town along the southern edge of the upper Connecticut River Valley (known locally as the Upper Valley). With a beautiful Main Street offering easy parking, shops, eateries and more, the Sunshine Town, as it's referred to, is a peaceful family community with convenient access to all your daily needs. Enjoy the Downtown Walking Tour of Newport to get a taste of our 250-year (plus) history – including two of the remaining eight historic covered railroad bridges in North America!
We're close to the City of Claremont – less than 20 minutes – where you'll find many restaurants, shopping choices and entertainment. If visiting cities along the East Coast is on your bucket list, you'll be thrilled with the daily Amtrak Vermonter train service. Ride as far north as St. Albans, Vermont, or to any number of stops between Claremont and Washington, D.C. – including New York City, Philadelphia and Baltimore! Lebanon, N.H. is also a bustling city in the heart of the Upper Valley. The Lebanon Municipal Airport is serviced by Cape Air, providing access to many locations in New England and connecting flights across the United States.
There's no need to travel for recreation and entertainment though – our scenic Upper Valley region offers fantastic activities, festivals and fairs to satisfy the adventurer or artist in you. An easy 30-minute ride up Interstate 89 to the historic Lebanon Opera House will provide world-class theater and music. And each August the Mount Sunapee Resort hosts the Annual Craftsmen's Fair. This 9-day event, that showcases juried craft-work by hundreds of members, was established more than 80 years ago by the League of New Hampshire Craftsmen. The Fair takes place in our neighboring town of Newbury each August, and is just 10 minutes from home.
The arts are not the only thing you'll appreciate about the Mount Sunapee Resort. It's our local ski area and one of the best in the state! The mountain boasts 66 trails, 11 lifts and five terrain parks for all skill-levels.
Or, if you'd rather ski the water than the mountain, Lake Sunapee will be your go-to destination. Also minutes from home, it's a clean, beautiful lake with public swimming and boating. You can hop aboard one of the tour boats or dinner cruises right in Sunapee Harbor, about five minutes from Hidden Pines.
Since we voted to become a resident-owned community in 2010, we have worked hard to improve our community. We've made road repairs and updated septic systems throughout the park. We also plan community events, like spring clean up days, summer barbecues and holiday gatherings.
Ask anyone who lives in Hidden Pines, and we're sure they'll tell you it's a little slice of heaven.
